Heritage Legacy

Tusitala is among the oldest surviving residences in Napa County, originally built in the 1840s by George C. Yount, founder of Yountville.

The home later passed to the Rutherford family, whose stewardship helped shape Napa Valley’s early vineyard landscape.

Carefully preserved and restored in 1987, the residence remains part of the valley’s historic fabric within the surrounding wine country.

Outdoor Living and Pool

Gardens and outdoor living areas extend daily life beyond the house, with terraces, shaded seating, and open lawn arranged for gathering or quiet time. The pool and surrounding deck sit within the landscape rather than apart from it, allowing the grounds to feel continuous and calm.

Stone pathways move through planting beds and mature trees, connecting different areas of the property while maintaining a sense of privacy and balance.

An outdoor kitchen forms a natural gathering point, with a pizza oven, built-in barbecue, refrigerator, and ice machine supporting cooking and dining outdoors throughout the day and evening.

Private Pickleball Court

A private pickleball court sits within the grounds, positioned apart from the house to preserve a quiet atmosphere.

Lighting allows play into the evening, with a nearby seating area for viewing or rest. Equipment is provided for use during the stay.

Estate Amenities

The estate offers a collection of amenities for relaxed living, including a gym with Peloton equipment, wraparound decks, outdoor kitchen, lawn areas, tennis and pickleball courts, and a pool with spa. Each feature complements the home’s residential character and natural surroundings.

Estate Ethos

The residence is maintained as a private home, with attention to continuity, proportion, and the character of its setting. Design decisions favor longevity and restraint rather than change.

Life at the property follows a residential rhythm, shaped by the landscape, light, and seasons of Napa Valley.
